ARRANGING A VIEWING

It is our company policy to show any prospective tenants through our available rental properties. Prospective tenants are invited to attend any of our scheduled home opens at the time listed. Please check our website for scheduled ‘home opens’, or alternatively you may contact one of our property managers to arrange a viewing appointment. It is our recommendation that prior to arranging an internal inspection you drive past the exterior. Please do not approach the premises.

APPLICATION PROCESS

Prior to submitting an application you must have viewed the property. Applications are available from our property manager at the property, our office or downloaded from our website. In order for your application to be processed in a timely manner, it is essential that all required information is completed in full. Once completed, the application must be submitted to Brown Murray together with an option fee ($50 for properties listed under $500 per week and $100 for properties listed for over $500 per week) and photographic identification for all applicants.

The application will then be processed. This will include confirmation of employment details, check of previous rental references and submission of details to the REIWA National Tenancy Database (NTD) and Tenancy Information Centre of Australia (TICA) database. Your application will then be referred to the owner for their instructions and we will endeavour to have an answer for you within 3-4 business days.

MOVING IN

Once your application is successful we will make an appointment for you to sign your tenancy agreement and arrange for payment of the initial move-in costs, as detailed on your tenancy application. Once your payments have been made, your lease agreement and bond paperwork has been completed you will be able to move into your new rental home. Please be aware that the connection of services such as; electricity, phone and gas is the tenants responsibility and the landlords insurance does not cover the tenants personal items.
